JOB DESCRIPTION:
Our COMMUNITY MANAGER would be in charge of the property from all aspects – from admin to managing maintenance staff. This position requires a keen eye for detail, customer-service attitude and strong verbal and written communication skills. In addition, the position requires a manager with a minimum of two years Community Manager experience, extensive knowledge of OneSite, and Microsoft Office Intermediate experience.

The ideal candidate has a high degree of professionalism, an abundant work ethic, and a willingness to serve as a member of a team environment.

RESPONSIBILITIES:
  • The COMMUNITY MANAGER will be required to:
  • Define all community objectives to optimize asset efficiency and achieve performance goals set in accordance with owners’ expectations.
  • Maintain high occupancy levels through effective property staff motivation, keeping informed of market conditions, understanding competitive pricing and utilizing appropriate marketing resources.
  • Select, train, supervise and motivate property staff.
  • Effectively communicate community objectives to staff through training and delegation. Follow-up with property staff to ensure objectives are met.
  • Promote a positive, growth-oriented environment for property staff.
  • Responsible for leasing, sales goals and performance of property.
  • Score 95% or higher on property shops.
  • Assist the Leasing Team in achieving leasing and absorption goals, as well as marketing efforts and staff training and promotion.
  • Consistently walk through and assess community condition, including market corridor, units, common areas, leasing office and grounds.
  • Inspect premises for any potential liability and immediately report.
  • Provide leadership and motivation to on-site personnel; manage and direct staff to achieve desired company goals.
  • Oversee rent collection and expense control.
  • Support the marketing functions by recording accurate data on prospects and new residents, and by staying informed of competitors.
  • Utilize company resources to facilitate leasing.
  • Establish and achieve financial goals by effectively qualifying prospective residents and verifying applications.
  • Prepare financial statements, including budgets and variance notes and reports on the status of the property such as occupancy rates and dates of lease expiration.
  • Prepare lease documents and related paperwork. Verify compliance of lease files, accurate completion of applications and all other paperwork related to leasing. Conduct file audits with help from the Assistant Manager.
  • Develop a motivated community team through effective personnel management. Lead by example, setting and communicating clear standards to guide staff to their full potential.
  • Coordinate maintenance of the property with appropriate support to maintain The Legacy Company’s standards.
  • Through inspections and follow through, strive to maintain and improve value in the community's features within the scope of its inherent design.
  • Assist the Regional Manager, as needed, in long-range planning, communications and other tasks. Stay informed of general environmental conditions to provide input and propose solutions.
  • Promote positive, proactive resident relations by demonstrating a firm, fair and consistent manner in all resident interaction, keeping in mind the political and social impact of decisions.
  • Work to make the resident living experience, particularly the first and last impressions, of the highest quality.
  • Introduce the resident to apartment procedures.
  • Participate in company provided training such as fair housing, safety, non-discrimination and harassment prevention.
  • Perform additional duties as assigned.

MINIMUM QUALIFICATIONS:
  • HIGH SCHOOL DIPLOMA REQUIRED. Bachelor's Degree Preferred.
  • Candidates MUST HAVE 2 YEARS OF PROPERTY MANAGEMENT EXPERIENCE as a Community Manager to qualify for this position.
  • EXTENSIVE KNOWLEDGE OF ONESITE PROPERTY MANAGEMENT SOFTWARE is required.
  • Must have extremely high-quality standards and be able to consistently deliver quality output.
  • Must be extremely detail orientated.
  • Must be able to establish and follow standard processes to ensure consistent, error-free output is produced.
  • Must be able to handle highly confidential information in a professional manner by exercising extreme discretion.
